After years of planning, Coombes Property Groupandrsquo;s One Hurstville Plaza development finally breaks ground on the site directly adjoining Georges River Councilandrsquo;s recently completed public square, Hurstville Plaza. Coombes Property Group Director Michael Coombes said the company was delighted to be delivering a high-quality mixed-use tower in such a strategic location in the Hurstville CBD. andldquo; We have a lot of confidence in Hurstville and weandrsquo;re particularly proud of the various social, economic and planning benefits our project will create, including the generation of hundreds of jobs, being a catalyst for further regeneration of the Hurstville CBD, and increasing the competitiveness of Hurstville as a business location of choice, andrdquo; Mr Coombes said. Coombes Property Group General Manager Development Pascal Bobillier said the companyandrsquo;s vision for the new development is to provide premium commercial office space comparable to other major employment centres. andldquo; We want businesses to be able to operate and continue operating in the St George region without compromising on the location, amenity, or quality of accommodation for their employees and customers. Our tenants will have options ranging from smaller suites to full floors, as well as benefit from the panoramic 360-degree views and the tower design which promotes connectivity, productivity, and wellbeing, andrdquo; Mr Bobillier said. Designed by award winning architectural firm PTW Architects, the 14-storey mixed-use development will offer 8400sqm of A-grade office space over 11 floors, 1800sqm of retail space over 3 podium levels, and aim to achieve a 5 Star NABERS Energy rating. An economic impact assessment undertaken by consultancy firm Urbis identified that the One Hurstville Plaza development would yield numerous public benefits for Hurstville, including that: - it would be a major urban renewal initiative for the Hurstville CBD; - it would be one of limited projects to deliver high quality office space in the Hurstville CBD; - it would create 1,900 jobs; - it would deliver 20% of the Hurstville CBD employment targets; - it would increase wage generation by over $600 million over 20 years; - it would increase retention of local residents working in the LGA, above the current rate of 18%; - it would attract and retain businesses that may not otherwise locate in Hurstville; - it would increase land values that will in turn increase rate revenue to Council; and - it would increase activation, passive surveillance, and amenity to Hurstville Plaza. Georges River Council Deputy Mayor Sam Elmir said this development represents significant investment in Hurstville CBD and will help to build more local jobs while strengthening economic growth for the long-term. andldquo; The proximity to Councilandrsquo;s newly opened Hurstville Plaza offers a unique advantage as people can relax in the open space or work remotely in the open air as the Plaza has been designed with smart features including two-8 seat andlsquo;smart stationsandrsquo; with USB ports, andrdquo; added Deputy Mayor Elmir. Ganellen was appointed as the principal contractor for the project in October 2018. Ganellen CEO Peter Maneas said his company was thrilled to participate in the regeneration of the Hurstville CBD. andldquo; We are excited to be appointed as the construction partner for One Hurstville Plaza. We look forward to delivering Coombes Property Groupandrsquo;s vision by creating a new high-quality benchmark for local businesses and the community. We are proud to be involved in this transformational project for Hurstville which will improve the everyday lives of many people for years to come, andrdquo; Mr Maneas said. andnbsp; andndash; Ends andndash; andnbsp;About Coombes Property Group Coombes Property Group is a private organisation that owns, develops, and actively manages a diversified property portfolio, including retail, commercial office, hotel, entertainment, and land assets.
